Many people nowadays spent more than RM30,000 to get married. Some of them are used for dowry, event management, logistics, new clothes and others. In the story of Seniman Bujang Lapok, the late Tan Sri P. Ramlee showed a case where one family with 4 children still have not paid their loan to get married! As a result they have to live by renting a small room. It is a deplorable life to live with growing children to teen hood without the couple's own house. And this is still happening from 1960's until today!

For those who are getting married, if your future spouse are willing to waste his or her money for a glorious wedding, most probably he or she will also waste money for the future. You should discuss wisely with your future spouse to plan for the future, not only for the wedding. The most important thing during your wedding is to get married, and celebrate it with your friends and relatives. It does not matter how glorious, event size or how much food available as long as they can come and see your wedding. Yes, it is an important event in your life. It will be long remembered in your life. What is an event to be remembered if after years of married, you are still not able to buy a house, or not economically stable due to miss opportunity to plan economically for the future.

Most of the time, the dowry is used to buy furniture, clothes, jewelry, present and etcetera. Most of these items are a waste since most of them will get old, damage and are not really preparing for their future life. Instead, the money to get married is better spend to buy a house. With RM20,000 capital, a comfortable house can be bought. Instead of buying clothes and furniture for the dowry, it is better to use the money for down payment to buy a house.

You should delay buying a car as long as possible. The best is to buy a car after you have a child. Why should you waste money by buying an expensive car with losing value? Worst, some of you will get divorce despite of a high cost of getting married. Some of you may faced a bad situation where the husband will die. I have seen my relatives, friends and neighbors whose husbands died at young ages (less than 45 years old) and have not buy any house. There is no protection for your family if all these happen without at least buying a house first.

Social paradigm must be changed. Planning for the future is more important by buying a house instead of wasting for a wedding. If your wedding is a simple one, your guests will still contribute to your parents. In the old days, some parents get profits from wedding events that they can sponsor their children houses. It is your future you must take care, not what other people's thinking that you must take care.

Maintain Your Car Regularly and Correctly

This early morning, I am going to Mersing to send my son entering Politeknik Mersing. As a preparation, I sent my to a workshop to replace two of my car's tires. Based on my track record, it is time to replace the tires with new ones. I was shocked to find out that the tires were overdue already. They have worn out badly as shown below:

The wires are clearly visible. While they were attached to the car, I did not see any wire. May be, my vision is not so good especially when I am in hurry. Let's take a look closer:

Now you can easily see them. can you see them if I make them stand up?

At a distance, it is more difficult to see. Of course you can see them since I already pointed them out as above! But, it is a lot harder when they were attached to the car. Luckily, I have a regular schedule to do maintenance. Based on this experience, it is safer to check your tires earlier than your pre-dated maintenance.

When I think back a few months ago, I travel a lot in short distances to monitor my house's renovation. Even though the distances are short, in a day, i have to travel at least five times. When these are accumulated in a month, the distance is very far. This is why my tires worn out earlier than my schedule (I anticipate to change the tires in December).

So, for your safety and your family safety, it is better to have a regular maintenance and always do it earlier than the scheduled.

Good House with Good Health

We spent a lot of money to buy a house. We spent a lot of time enjoying the new house. But, a new house will become an old house. Then, we started to figure out what to add, modify or refurbish the house. Some people don't like to remodel the house. Instead they simply buy a new home and move in. But, can we do the same to our health?

To maintain healthy with busy schedule, I eat herbs, different kind of herbs for different purpose. Lately, I have been eating buah Tunjuk Langit (Sky Fruit /Mahagony) as shown in the picture below:

It is named so because while on the tree, the fruit is always pointing to the sky instead of to the ground as most fruits. As it is almost ripe, the fruit will start to bowing down to the ground. The tree is planted mostly for landscape or to green the area such as along side a road, golf field or even a housing development area.

This fruit has many health benefit especially to treat high blood pressure, treating your liver and good for your heart. There are many other benefits if your search them on Internet. The main point is buy a house no matter what is the value, your health is always the priority. Therefore, it is important the house you buy can help to maintain if not improve your life.

 

After regularly eat the fruit (men should not eat it more than trice a week or else your blood is too thin), I found out the herbs is really good for me especially if I have a busy daily schedule. I was planning to plant at least a tree at my new home. After search for a seed for a while, I finally managed to find a baby tree at planted outside my house perimeter wall. The picture shown the tree after almost a month being planted. Initially, all the tree leaves are inside the pile with only two small branches.

Now the branches and leaves are bigger and spillover the pile. In addition, there is a new branch appear as shown in the picture below.

Now there are two new branches already appeared.

I hope to be able to get the fruit in the next 15 years.

Time to buy secondary house

In my casual conversation with friends and relatives, most of them complain that new houses are too expensive to buy. But, most of them agree that some of the new developments offer better architecture (more trendy?). And the most important thing is some of the new developments are in gated guarded area. You will feel more secure once you moved in those development areas.

Even though now the price movement of new houses are slower than a few years ago, the slow price movement will not last forever. Once investors confidence picking up again especially after sanity come back due to Trump triumph to be USA president, those who are not ready will be left farther away. It looks too risky now to invest in property, but there is always a segment suitable for you if you continuously look around especially the secondary market.

Before it is too late, it is the best time to buy a secondary house especially for those who have not buy any house. It is also a good investment to buy a secondary house for those who can upgrade their first house. It is up to you to calculate and strategize whether to keep the first house or not. This is the area where I can assist. If we survey the secondary house prices and new house prices, the price spread is still too large. Although mature or almost mature residential areas have many weaknesses, there are also many advantageous especially for those who already aged.

When you are young with small family members, and focusing on your carrier, most of your time is used for work and entertainment (with family). However, as you aging it is normal to feel to get more in touch with the society. You go to mosque more frequent, social gathering and related events. Then, you realize that the more people you know especially the surrounding areas, the more hidden benefits you can get. Some of you may not realize it until you become more aging. If you are maturing faster than your peers, most probably secondary houses are more suitable for you.

Mercedes Car for Sale

I am helping a friend to sell his car. It is a Mercedes 230E 1990 manual. Although it sounds aged, the car is in good condition as shown in the pictures below.

 

The car's interior is in excellent condition. The owner has done a good job to maintain the original condition.

The external car was repainted to make it more stylish. This is no defect on any part of the surface.

 

It is a petrol engine and it is the original Mercedes engine. The owner can give the contact number of the existing mechanic who maintain the car.

 

The sport rim is original Mercedes brand.

Compress Short Course on Saturday on Property Investment

Good news for those who are interested to learn about property investment but has limited time and budget!

Starting this month, my team has decided to have a compress short course on Property Investment on every 2nd Saturday of the month. To reduce cost, we decided to organize the event as simple event as possible, no lunch but only hi-tea, no fancy ceremony but full of facts and figures.

This is our charity work to help those who are in need for a roof, or improve their financial being, or preparing their retirement. The event will be organized in a small meeting room.
