Menjana Pendapatan dari Pelbagai Sumber

Ramai orang boleh menjawab apakah pekerjaan mereka. Tetapi persoalan akan menjadi lebih rumit untuk dijawab apabila ditanya apakah pekerjaan sambilan mereka.

a) Pekerjaan utama

b) Pekerjaan sampingan

c) Pekerjaan berdasarkan hobi

d) Pekerjaan berdasarkan hobi ke 2

e) Pekerjaan berdasarkan peluang segera

f) dan lain-lain


Ramai memberikan alasan mereka tiada pekerjaan sambil agar mereka boleh fokus kepada pekerjaan yang ada. Tetapi ramai yang tidak menyedari, ramai jutawan menjadi kaya kerana mereka mempunyai lebih satu pekerjaan atau lebih satu sumber pendapatan. Sesetengah pakar motivasi menceritakan seseorang jutawan memerlukan tujuh atau lebih sumber pendapatan. Atau lebih tepat, ramai jutawan menjadi kaya kerana mereka mempunyai pelbagai sumber pendapatan.

Di dalam keadaan ekonomi yang merundum, semakin ramai melakukan dua atau lebih kerja serentak untuk menambah pendapatan. Jika perancangan lebih awal dilakukan, pekerjaan kedua, ketiga dan seterusnya seharusnya membantu kualiti hidup. Sebaliknya, sekiranya pekerjaan sampingan cuba dikekalkan di sepanjang karrier, hanya musibah akan menanti anda. Melakukan pekerjaan sampingan yang sama hanya akan menyebabkan "Diminising return". Sebagai contoh, semasa saya baru menjadi pensyarah, pendapatan pensyarah sampingan adalah RM100 sejam. Selepas 20 tahun, pendapatan pensyarah sampingan masih tetap RM100. Saya memaksa diri berhenti mengajar secara sampingan semenjak 2014. Jadi, tenaga dan masa saya boleh digunakan untuk berehat, memikirkan strategi dan menjana pendapatan lebih tinggi dan berterusan.

Tetapi ramai tidak sedar ciri-ciri di dalam pelbagai sumber pendapatan sampingan.

1. Pelbagai sumber pendapatan bukan bermakna semuanya mesti dilakukan sepanjang masa. Jika anda mempunyai dua pekerjaan yang sentiasa mesti dilakukan sepanjang masa seperti pekerjaan dua shift sehari, anda harus bertanya kepada diri sendiri berapa lamakah anda sanggup bekerja selama dua shift dalam sehari? Setahun? 5 tahun? 10 tahun? sampai pencen? Anda bukan robot. Sila bangun dari tidur.

2. Setiap pendapatan sampingan mempunyai jangka hayat dan kewujudan waktu yang terhad. Oleh itu, sangat penting untuk merancang priority hidup anda. Sesetengah pendapatanan sampingan mempunyai waktu dan tempoh tertentu perlaksanaannya. Jika pendapatan sampingan hanya untuk kerja dua shift di kilang, kesibukan kilang juga bermusim.

3. Setiap pendapatan sampingan mempunyai faktor kesesuaian yang berlainan seperti:

   - seasonal seperti di atas

   - faktor umur: umur semakin tua menyebabkan sesetengah pekerjaan sampingan tidak sesuai, semasa umur muda lebih banyak pilihan pekerjaan berdasarkan tenaga dan masa yang banyak tetapi apabila usia meningkat pekerjaan sampingan berdasarkan pengalaman, ilmu dan masa yang sedikit menjadi keutamaan.

   - faktor keluarga: pekerjaan sampingan akan menyebabkan anda kekurangan masa untuk keluarga. Tetapi pekerjaan sampingan yang flexibel akan memberikan lebih banyak masa untuk keluarga seperti ejen insuran, ejen hartanah dan sebagainya.

   - perubahan ekonomi negara: setengah pekerjaan sampingan tumbuh seperti cendawan apabila ekonomi negara semakin rancak seperti ejen hartanah, ejen permohonan pinjaman, pendidikan dan sebagainya.

   - perubahan polisi negara atau syarikat: sesetengah syarikat tidak mahu terikat dengan pekerja-pekerja tambahan, sebaliknya pekerja kontrak atau separuh masa digunakan. Perubahan polisi negara juga membantu sesuatu pekerjaan akan bertambah peningkatan gaji seperti kemasukan buruh asing, pertumbuhan bidang ICT, semikonduktor dan sebagainya.


4. Pekerjaan sampingan yang mudah bertahan adalah pekerjaan yang berdasarkan minat

   - perkara sukar menjadi mudah kerana minat

   - perkara mudah tapi leceh tetap mudah jika minat

   - hobi yang berterusan sangat bagus jika boleh menjana pendapatan sampingan

   - sesetengah pendapatan sampingan memerlukan perancangan lebih awal atau persediaan awal

Nota: dalam kurungan adalah tempoh masa pelaksanaan, kebanyakan aktiviti bukan berterusan tetapi tempoh tahun aktiviti tersebut masih berlaku.

Semua ini tidak mungkin saya lakukan serentak atau berpanjangan bertahun-tahun. Jadi, rancang pekerjaan sampingan, pelaburan dan hobi anda untuk masa depan.

ASB Investment as an Economy Indicator

     ASB dividend and bonus for 2015 were announced as 7.25% and 0.5% respectively. This is the worst dividend from ASB investment since 2002. However, the low dividend was compensated by the higher bonus at 2%. Therefore, the combination of dividend and bonus in 2015 is the worst...so far. We can expect the worst in 2016. If we calculate carefully, 2015 return of investment is really bad because the bonus is an average of investment for the past ten years! This historical ROI of ASB investment is shown in the table below (updated from my previous article in Simplest Way to Start in Investment while Accumulating Capital):

     But does this mean ASB investment is no longer a good investment? If you invest using cash money, you should continue to do so. The ROI is still a lot better than a fixed deposit in any bank (unless you can find a Quick Rich Scheme Bank).

     If you invest using ASB loan, does the calculation in my old article is still profitable? For a RM50,000 investment using an ASB loan, the return is:
a) A direct calculation of RM50,000 X 7.25% = RM3,625
b) By monthly calculation, the total dividend = RM3,747.91
    (provided investment were done before 26 Dec 2014)
c) Bonus = RM50,000 X 0.5% /10 years = RM25
d) Total Return of Investment = RM3,625 + RM25 or RM3,747.91 + RM25
                                                = RM3,650 or RM3,772.91

The annual loan payment:
a) monthly for 25 years = RM314
b) a year payment = RM3,768

Profit/loss = RM3,650 - RM3,768 or RM3,772.91 - RM3,768
                 = -RM118 or RM4.91

Is it a profit or loss? It all depends on how you calculate and what is your target period of investment. Let assume, an investor has current investment using ASB loans as below:
a) RM50,000 loan for more than six years at RM334 per month
b) RM50,000 loan for more than two years at RM314 per month
c) RM50,000 loan for more than one year at RM315 per month

The ASB loans ROI is:
a) By monthly calculation, the total dividend are = RM3,747.91 X 3 = RM11,243.73
c) Bonus for 3 different periods = RM150 + RM50 + RM25 = RM225
d) Total Return of Investment = RM11,243.73 + RM225
                                                = RM11,468.73

The annual loan payment:
a) Monthly for loan of 6, 2, 1 years = RM334 + 314 + 315 = RM963
b) a year payment = RM963 X 12 = RM11,556

Profit/loss = RM11,468.73 - RM11,556
                 = -RM87.27

     But, if the investor did not invest in any ASB by loan, the investor is not sure whether he can accumulate cash in hand. By using ASB loan, the investor have forced to accumulate the capital for the past six years+. While the two loans which are two or less years can be assumed there is no capital gain.  If the investor sell the ASB loan which have been serviced for more than six years, the capital gain is about RM10,185+.

Therefore, the actual gain for 2015 = RM10,185 + (-RM87.27)
                                                         = RM10,097.73

Thus, ASB loan is still profitable for a medium term investment with high liquidity after the 2nd year.

Does this mean it is still wise to add more investment using ASB loan? You should decide what is the period, the risk you are willing to take and if there are other better alternative of investment to be done.

With the deteriorating of ASB investment return, does this mean Malaysia will face a lot of tougher economy condition this year?

Simplest Way to Start in Investment while Accumulating Capital

Whenever I have a discussion on property investment, capital is always a big issue for beginners and intermediate investors. There are many ways to raise capital. Prudence and long term goals are always good for them. And the simplest way to invest is the best for those who have no experience in modern, complex and various methods of investment. If the promised return of investment is too high, there are high risk associated to it which the promoter don't want you to know. There is high probability it is a Quick Rich Scheme.

Some people would like to accumulate their capital by saving. Well, saving is simple but not a smart way to grow your investment. But at least it is a good start. Whenever we do saving, we should look for the highest rate of return or annual dividend. Some saving like saving in Cooperatives can give you a return as high as 15% (or more!) per year. But it may lack the liquidity. Most people especially youngsters need immediate cash for whatever reasons. So, the best investment should also consider liquidity as an important consideration.

One of the best and simplest investment which give high return and liquidity is Amanah Saham Bumiputera (ASB). Below is its historical annual returns:

I am sorry to my non-bumiputera readers, you are not eligible to invest in this scheme. But you may find similar loan scheme and do you own calculation and risk assessment.

Now, the trick is how to maximize the investment return.

The answer to that question is simple: use ASB loan.
There are three main reasons to have an ASB loan:
1. Force yourself to have saving and reduce expenditure on non-essential
2. The rate of return is a lot higher in the long term compared to manual saving.
3. An assurance to your family.

First, one of the main reasons people especially those who are new in the market force cannot make any saving is they always calculate the budget based on what they have in their hands. So, let us reduce what we always have in hand by automatically facing ourselves to do investment in an ASB loan. There is also a small side effect of investing in ASB using a loan. You can get back what you have spent!

Imagine, if you are allowed to spend RM3,600 a year in a shopping complex and at the end of the year, you can get back the whole money. Are you going to take the offer? Only an idiot will not! That is what actually happen in an ASB loan. Before we go further, the discussion is based on below parameters:

          a) Loan amount: RM50,000
          b) Loan tenure  : 25 years
          c) Monthly installment: RM302 (RHB bank)

If the announced dividend is 7% and bonus is 1%, the estimated annual return is about RM4,000.
The annual payment is RM3,624.
The estimated loan reduction is about RM2,000 per annum. Of course in reality, the calculation is more complex than that.

So, after spending RM302 every month, you can get back the money on 2nd January every year. In fact, there are some balance. And what you also get is an increasing principle. Combining both of them, you get back more than what you spent!

Second, we must understand how ASB dividend is calculated. The dividend is calculated on every 26th day of the month, and not at the end of the year. The table below shows the detail calculation of a manual saving in ASB investment. The assumption of the calculation are:
     a) The monthly deposit must be made before the 26th on the previous month.
     b) To simplify calculation, only the dividend income is calculated at 7.6%
     c) There is no withdrawal.



You can see the dividend difference in the first year with the same amount of investment. But, let us see what happen if you continue the investment for the next 10 years. After 10 years, you have deposited RM36,240 in either ways.




The investment return difference is staggering. So, why don't you want to invest using ASB loan? There is no point to talk about other investment if you don't have at least RM50,000 ASB loan in your portfolio.

Looking at the calculation, only a fool will say he or she does not have sufficient fund to invest in property after planning for 5 years! And if your couple has the same mind set, you can easily multiply the capital by two. So, you should bring along your couple in the Affordable Property Investment Seminar.

Third, when you take an ASB loan, you can also pay an additional RM10/month for a life insurance. Thus, if the borrower is dead, all principle owed to the bank is paid by the insurance company. And the family of the borrower will get the full amount of the principle. It is a cheap way to insured yourself!

1. In a glance, it looks like as time grow, the ASB investment through cash can accumulate more cash than loan, is it true?
2. There are a few practical questions must be raised in order for cash investment in ASB can really be done by anybody, what are they?
3. How can I optimize the cash return from this investment based on the ROI camparison?
4. If I have only about RM200 of excess money per month, how can I reach a maximum loan of RM200,000?
5. When is the best time to buy or sell my ASB loan investment?
